Immediately we notice a great attention to detail with a well-maintained lawn, a barbecue oven and several fruit trees surrounding it.
The living floor is the raised one inside which we enter with access from a large terrace with a view, an ideal place to eat outside enjoying the coolness on hot summer days. We enter the living area where we have a large living room with fireplace and sofa, kitchenette with dining area. A corridor leads us to two double bedrooms, one with en suite bathroom, a further small study room and a main bathroom. Nel comune di Merana, piccolo paese del Piemonte alle porte della Liguria, in posizione rialzata, con bella vista sulla valle e comoda alla strada principale, proponiamo questa villa di recentissima ristrutturazione.
L'accesso è da strada comunale asfaltata che porta da due ingressi distinti tramite cancello elettrificato e barra automatica sul cortile della proprietà.
Subito andiamo a notare una grande cura dei dettagli con un bel prato ottimamente mantenuto, un forno barbecue e diverse piante da frutta che fanno da contorno.
Il piano abitativo è quello rialzato all'interno del quale entriamo con accesso da ampia terrazza con vista, luogo ideale per mangiare all'esterno godendo della frescura nelle calde giornate estive. Si accede alla zona giorno dove abbiamo un ampio soggiorno con caminetto e divano, angolo cottura con zona pranzo. Un corridoio ci rimanda ad due camere matrimoniali, una con bagno interno, ad un ulteriore cameretta studio e ad un bagno principale. Al piano sottostante abbiamo invece un garage, un locale taverna, un locale sgombero, un bagno, ed un ulteriore locale cantina/laboratorio. La metratura e le altezze del piano terreno consentirebbero la realizzazione di un ulteriore spazio abitativo.
La struttura è risalente a fine anni Settanta, di grandissima qualità, in cemento armato autoportante. Le finiture sono recentemente state rinnovate così come gli impianti. In der Gemeinde Merana, einem kleinen Dorf im Piemont am Rande von Ligurien, in erhöhter Lage, mit schönem Blick über das Tal und günstig zur Hauptstraße gelegen, bieten wir diese kürzlich renovierte Villa an.
Der Zugang erfolgt über eine asphaltierte Gemeindestraße, die von zwei separaten Eingängen durch ein elektrisches Tor und eine automatische Schranke auf den Hof des Anwesens führt.
Sofort fällt die Liebe zum Detail auf, mit einem gepflegten Rasen, einem Grillofen und mehreren Obstbäumen, die ihn umgeben.
Die Wohnebene ist die erhöhte Etage, die wir über eine große Terrasse mit Aussicht betreten, ein idealer Ort, um an heißen Sommertagen draußen zu essen und die Kühle zu genießen. Wir betreten den Wohnbereich, wo wir ein großes Wohnzimmer mit Kamin und Sofa, Kochnische mit Essbereich haben. Ein Korridor führt uns zu zwei Doppelschlafzimmern, eines mit eigenem Bad, ein weiteres kleines Arbeitszimmer und ein Hauptbad. Auf der unteren Etage befinden sich eine Garage, eine Taverne, ein Abstellraum, ein Badezimmer und ein weiterer Keller/Arbeitsraum.
