On July 16 I finally made a dream come true: I bought a house in the village of Patrica.

From April until the deed of July 16, they followed me at every stage of the sale with great professionalism, competence and availability. They were always present, kind, attentive to every detail and ready to solve any problem or doubt.

They managed all the documentation, coordinated relations with the notary and followed each file with precision, making me face this path with the utmost tranquility.

Today I can say that I have found not only trained professionals, but also serious and reliable people. I highly recommend Alfano Real Estate to anyone who wants to buy or sell a house.

We're native English speakers living in Belgium, and buying a villa in Italy meant doing it in a language that isn't our primary one — my wife holds her own in Italian, I manage rather less — under rules we didn't know. Finding the right people to work with mattered more than anything else.

We found Alfano — a family-run business — through their website and sent over a list of fairly naive questions. The answers came back quickly, simply explained, and with no attempt to steer us. That set the tone for everything that followed. When we flew in to view properties, they built their schedule around our narrow travel window as much as practical rather than the other way around (of course we did agree on a day ahead of time).

Claudia professionally fielded our questions and bridged English and Italian throughout, which was decisive — not just translating, but making sure both sides understood the same thing. They know how these purchases work when Italian isn't the buyer's first language, and it showed at the notary: the closing was straightforward and they were there to help every step of the way.

An unexpected bonus was their wider network — utilities, electricity, the practical items that come before and after the sale - including document translation into Italian. They had friendly people to help.

We closed on our villa and enjoyed getting to know them along the way, and we have made new friends in the process. Easy to recommend if you're buying from abroad.

La storia di questa proprietà è la dimostrazione di quanto il mondo, tanto grande, possa essere poi così piccolo! Emilio è un italiano che da oltre 35 anni vive e lavora in Canada con la moglie. Le sue due figlie, per motivi di studio, si trasferiscono in Europa, rispettivamente in Olanda e in Italia ( Roma). Dopo molti anni in cui la famiglia è stata divisa per svariate ragioni, nutrono il sogno di ritornare in Italia per godersi la pensione e per riunire definitivamente la famiglia. Iniziano così una lunga ricerca del "posto giusto" che li fa muovere dalla Toscana, all'Umbria, fino a raggiungere la Ciociaria, territorio del quale s'innamorano a prima vista. Emilio, impossibilitato a muoversi per via del COVID, manda la figlia, che vive a Roma, a scoprire la Ciociaria. Da qui, una telefonata, un primo incontro, una visita sulla proprietà ed è subito "AMORE". In 9 giorni la famiglia italo-canadese sceglie la sua futura casa: CASALE RITA, un particolare casale di campagna in pietra, circondato da ettari di uliveto e vigneto, immerso nella tranquillità delle colline ciociarie, a Fontana Liri. Il 2021 sarà per loro l'anno della nuova vita italiana "back home". Noi, di Alfano real estate, siamo felicissimi di aver reso questo sogno realtà.
