Hoe zal de Italiaanse huizenmarkt eruit zien in 2022?<\/p>\n\n\n\n

Nu het nieuwe jaar begint, is dit het perfecte moment om de markt te evalueren en de voors en tegens af te wegen om de beste beslissing voor uw leven te nemen.<\/p>\n\n\n\n

Zullen de huizenprijzen in Itali\u00eb dalen in 2022?<\/strong><\/h2>\n\n\n\n

De huizenprijzen in Itali\u00eb zijn nog steeds zeer concurrerend in vergelijking met de trend op de Europese huizenmarkt.<\/p>\n\n\n\n

Volgens de statistische dienst van de EU, Eurostat<\/a>, zijn de prijzen van te koop staande huizen in Itali\u00eb sinds 2010 met 12% gedaald, in tegenstelling tot de rest van de Europese Unie waar ze gemiddeld met 39% zijn gestegen ten opzichte van het derde kwartaal van 2021.<\/p>\n\n\n\n

Maar als we de laatste vier maanden van 2021 nader bekijken, zien we dat de gemiddelde prijs van onroerend goed dat wordt gekocht voor huisvesting of voor investeringen zowel in Itali\u00eb als in Spanje met 4,2% is gestegen, in tegenstelling tot 9,2% in de EU in vergelijking met dezelfde periode van 2020. Alleen in Cyprus stijgen ze nog langzamer (+2,2%) dan in Itali\u00eb en Spanje.<\/p>\n\n\n\n

Hypotheken, rentetarieven & andere fiscale voordelen in Itali\u00eb<\/strong><\/h2>\n\n\n\n

Het is nog steeds erg gemakkelijk om in Itali\u00eb een hypotheek af te sluiten om een huis te kopen, aangezien de rente naar verwachting in heel 2022 op het huidige niveau zal blijven of licht zal stijgen.<\/p>\n\n\n\n

Bovendien passen banken voor jongeren onder de 36 die hun eerste woning willen kopen hun aanbiedingen – bonus prima casa <\/em>– ook voor dit jaar aan dankzij het Sostegni-Bis-decreet van de regering (Wetsdecreet nr. 73\/2021). Vraag dus bij uw adviseur na of u recht hebt op dit soort leningen.<\/p>\n\n\n\n
